A home's condition is just as important as its price and location. Julie strategizes with each seller in order to maximize a home's potential to achieve the highest price in the least amount of time. Prior to listing, sellers receive a specific plan on items that can be completed prior to the property entering the open market. Staging, decluttering, furniture placement, painting, landscaping, etc. This is an invaluable step and lends the seller a competitive edge over the competition.

Professional Photography

A professional photographer and Julie will decide how to showcase the property to display its best assets. This can include interior and exterior photography, aerial drone photos, evening photos, videos, and more.

Private Exclusives

Putting your home on the market is a private decision. Many times, sellers have a need for privacy, due to job relocation, family changes, or simply the desire to test the market. This option allows you to control who is exposed to your home. With a Private Exclusive, your home will be shared with Top Agents and clients. It will not be advertised on MLS or in print. Julie’s agent network includes the very top agents and spans the entire St Louis Region.

Agent Network

The property will be presented at the weekly Janet McAfee Brokers meeting exposing it to all active agents. With your permission, a Tuesday Brokers open house will introduce your home to the entire active real estate community. 24/7 Exposure

A detailed description of the property with professional color photographs will appear on the MARIS Multiple Listing Service. This allows for distribution to the top real estate websites including,,,,, and on The property will also be featured on, an international website for broker members only.

Social Media

Organic and paid social posts will support your home digitally. New Listing posts announce the listing on the Julie Lane Luxury page and Janet McAfee page on social platforms like Facebook, Instagram and LinkedIn. Additional posts will be featured throughout the life of the listing.

Email Marketing

A custom e-mail blast with photo and link to the property on will be sent to a network of several thousand agents encompassing all major real estate offices in Saint Louis.

Printed Materials

A custom color printed property brochure will be created for the listing. Just Listed postcards will be mailed to area residents. The listing will be displayed in the Janet McAfee Ladue News print advertisement with other possible print opportunities.
